- Parking & vehicles: No boats, boat trailers, or recreational vehicles may be parked between the front of the dwelling and the street, except in driveways. No portable basketball goals in the right-of-way. No trampolines or large recreational equipment in the front area.
- Stormwater & environmental restrictions: Maximum built-up area per lot is 3,000 sq ft. A 50-ft vegetated buffer must be maintained adjacent to water bodies. Roof drains must terminate at least 50 ft from water. Filling or piping vegetative conveyances is prohibited. These restrictions are enforceable by the State of North Carolina.
- HOA assessments & association: Annual assessments started at $100/lot (until 2013) and may increase up to 15% per year by board vote; larger increases require 2/3 owner approval. Assessments fund stormwater facility maintenance, sign and fence easements, and association expenses. Unpaid assessments become a lien on the lot.
