What Redds Cove's governing documents say
Redds Cove Section II is a single-family home subdivision in Sneads Ferry, NC, governed by a homeowners association (HOA). This document is the full declaration of covenants, conditions, and restrictions (CC&Rs) that apply to all lot owners. It covers use restrictions, architectural control, assessments, and HOA governance.
- What you own & maintain: You own your lot and the detached single-family dwelling on it. You must maintain your lot and dwelling, including exterior appearance, landscaping, and any private driveways. The HOA maintains common areas like roads, boat ramp, canals, and recreational amenities.
- Architectural review: All exterior improvements (buildings, fences, docks, pools, driveways, landscaping changes) require prior written approval from the Architectural Review Committee (ARC). The ARC has sole discretion over design, location, colors, and materials. If no decision within 45 days of complete submission, you may proceed.
- Leasing & rentals: Leases must be for at least one year (initial term). After that, the same tenant may go month-to-month. All leases must be in writing, include a clause subjecting the tenant to the governing documents, and a copy (with rent redacted) must be given to the HOA president.
- Pets: A reasonable number of dogs, cats, and birds are allowed on your lot, but they must not roam off-leash off your property. The HOA may have strays removed by authorities.
- Parking & vehicles: Overnight street parking is prohibited. Boats/trailers over 28 feet, travel trailers, motor homes, and large trucks (over 3/4 ton or more than two axles) require ARC approval and must be stored behind the building setback line or in a garage. No junk, unlicensed, or disabled vehicles allowed outside garages. ATVs (3- and 4-wheelers) are prohibited on any property.
- Assessments & fees: Initial annual assessment is $420 per lot, due January 31. The HOA board may increase it up to 10% per year without a vote; larger increases require majority member approval. Special assessments also require member vote. Late payments incur a $25 late charge and 18% annual interest. Unpaid assessments become a lien on the lot.
- Building & lot use restrictions: Only new, on-site stick-built single-family homes are allowed (no manufactured, modular, or moved homes). Minimum finished area: 1,600 sq ft (excluding garage and open porches). No above-ground pools; inflatable kiddie pools allowed only in backyard and removed each winter. No outside clotheslines. Satellite dishes limited to 24 inches diameter and must be ARC-approved. Fences cannot be chain link. One U.S. flag per lot; other flags need ARC approval.
- Tree removal & landscaping: During construction, no trees over 5 inches diameter (except pine and gum) may be removed without ARC approval unless within building site or 12 feet of dwelling. After construction, no trees within 12 feet of dwelling may be removed without approval. Fines of $100 per tree removed without permission, and replacement may be required. Front yards must be sodded; side/back yards seeded. Trash receptacles and mechanical equipment must be screened.
