This declaration of covenants, conditions, and restrictions (CC&Rs) applies to all lot owners and their tenants, guests, and successors. It establishes the association's authority, maintenance obligations, use restrictions, and assessment structure.
- What you own & maintain: You own your lot and townhouse. The association maintains common areas, streets, traffic islands, and provides exterior lawn maintenance (mowing, trimming, edging, nutrients, weed/insect control) for front, side, and rear yards. You must carry homeowners insurance including liability and all-risk casualty on your unit.
- Assessments & fees: Annual assessments start at $350 per lot (prorated at closing) and can increase up to 10% per year without a vote; higher increases require 2/3 member approval. Special assessments for capital improvements also require 2/3 approval. Assessments are a lien on the lot if unpaid for 30+ days, and the association can foreclose.

- Pets: Dogs, cats, and common household pets are allowed but not for commercial purposes and must not be a nuisance. No livestock or poultry. Pets must be leashed or confined, but not in front or side yards. The declarant or association may limit size, breed, or prohibit specific animals.
- Architectural review: Any exterior construction, alteration, fence, or structure requires prior written approval from the board or an architectural committee (or declarant initially). Plans must be submitted; if no decision within 30 days, approval is deemed given.
- Parking & vehicles: Each lot has designated parking spaces in front. No vehicle without a current inspection sticker, over 5,000 lbs empty weight, or bus may be parked overnight. Guest vehicles over 5,000 lbs may park up to 7 days per year. No vehicle repairs or parking on blocks/stands. Bicycles, motorcycles, and firewood must be stored out of street view.
- Use restrictions: Lots are for single-family residential use only. No temporary structures as residences. No outside antennas without approval. Window coverings visible from outside must be white or neutral. Exterior lights must be clear or white. Swimming pools, hot tubs, and similar require architectural approval. Clotheslines only as permitted by the association.
