This is a set of restrictive covenants for Eastport Subdivision, a single-family home HOA in Holly Ridge, NC. The rules apply to lot owners and residents, covering land use, building standards, and stormwater management.
- Land use & building type: Lots are for single-family residential use only. One dwelling per lot, max 3 stories, with minimum ground floor area of 1,000 sq ft (one-story) or 600 sq ft (multi-story).
- Setbacks & location: Buildings must meet front, side (8 ft interior), and rear (15 ft) setbacks as shown on plats. Corner lots have additional restrictions.
- Pets & animals: Customary household pets allowed, but not for commercial breeding. Pets must be confined by fencing or invisible fencing; no chaining. Off-leash pets prohibited; violations may result in fines or removal.
- Fences: Fences allowed up to 6 ft, wood or vinyl only (no chain link). Must be natural wood, white, or approved color. No fences between dwelling and street. Corner lots require prior approval.
- Parking & vehicles: Max 4 operative vehicles per lot, parked in driveway or garage. Inoperative vehicles must be in garage with door closed. No auto repairs outside. Boats and trailers cannot park between dwelling and street.
- Leasing & rentals: No lease for less than 30 days. Occupancy limited to a single family (owner, spouse, children, grandchildren, parents, grandparents, siblings).
- Stormwater management: Max built-upon area per lot is 5,165 sq ft (amended for Section IV lots 45-52 to 7,000 sq ft). 50-ft vegetated buffer required adjacent to surface waters. No alteration of drainage without state approval.
- Assessments & HOA: Annual assessment started at $100/lot (2019), can increase up to 15% per year by board vote; larger increases need 2/3 owner approval. Assessments fund stormwater, sign, and fence easement maintenance.
