This is a supplemental and amended master declaration for Buckhorn at Holly Ridge, a townhome community in Holly Ridge, NC. It adds a new section (9.5) clarifying that owners must maintain all exterior improvements on their lot (siding, doors, windows, patios, decks, lighting, etc.) and that the association may adopt rules, contract for maintenance, and assess owners for costs. The document also annexes additional property (Phase 2, Section 3) into the existing subdivision.
- What you own & maintain: Owners must maintain and repair all exterior improvements on their lot, including siding, doors, windows, patios, decks, lighting, and other electrical improvements. The association may adopt rules and a maintenance schedule, and can contract for maintenance projects if cost-effective, assessing owners for the cost.
- Utility lines: Water, sewer, and other utility lines on a lot that serve only that lot must be maintained by the owner. Lines in common areas are maintained by the association.
- Structural integrity: Owners must not impair the structural soundness of another townhome, nor impair any easement, nor create conditions that adversely affect other townhomes or their owners.
- What this document doesn't cover: This is a partial amendment adding only Section 9.5 and annexing property. It does not cover the full set of community rules such as age restrictions, pet limits, leasing terms, parking, or architectural review. Those would be in the original Master Declaration.
