Grove Landing Condominiums is a condominium community in Bolivia, NC — you own your individual unit and share ownership of the building's common elements, which the association maintains and insures, funded by per-unit assessments. The community may eventually have up to 60 units across 4 phases.
- What you own & maintain: You own the interior of your unit (including interior surfaces, fixtures, and improvements) and are responsible for maintaining glass surfaces, doors, windows, screens, frames, decks/patios, roof skylights, and HVAC units. The association maintains the common elements and limited common elements (e.g., porches, assigned parking).
- Leasing & rentals: Leases must be for at least six months. No short-term or vacation rentals are allowed.
- Pets: No more than two domestic pets per unit. Dogs must be leashed or carried in common elements, and owners must clean up waste. The board may set additional guidelines.
- Parking & vehicles: Vehicles must be parked only in marked, assigned spaces (one per space), not on grass or landscaped areas. No inoperable or unregistered vehicles are allowed. Improperly parked vehicles may be towed at owner's expense.
- Use restrictions: Units are for residential use only. Home businesses are allowed only if not detectable outside the unit, comply with zoning, and don't generate excessive traffic or nuisance. No signs (except approved 'For Sale' or 'For Rent' signs), no obstruction of walkways, and no loud disturbances.
- Architectural review: Any alteration or structural modification to a unit, exterior changes (painting, antennas, air conditioning units), or changes to common elements require prior written approval from the board or declarant. White or neutral window treatments are required.
- Assessments & fees: Annual assessments are set by the board and must be approved by unit owners if they increase more than 10% over the prior year. A working capital assessment equal to two months' common expenses is due upon purchase from declarant. Late payments accrue interest up to 18% per year and may incur late fees.
- Insurance: The association carries casualty insurance on buildings (90% replacement cost) and liability insurance (at least $1,000,000). Unit owners may obtain their own insurance for personal property and improvements.
