The Glen at Horizon Drive is a condominium community in Grand Junction, Colorado. This document is a resolution adopted by the association that lays out a specific procedure for installing or removing satellite dishes and antennas. It applies to all owners and residents and supplements the main governing documents.
- Satellite dish & antenna rules: No dish may be attached to any building; it must be mounted on a pole at an approved site, set 3 feet from the building, with all cables buried underground. No drilling into brick or siding is allowed, and cables must not be attached to buildings or fences. Installation and removal must be done only by an approved, qualified service provider, at the owner's expense.
- Approval & fees: You must obtain advance approval from the board (or an appointed committee) and pay a $100 fee before installation. The fee covers marking underground irrigation. You must also sign an agreement confirming no roof placement or drilling, and you must notify the board at least 7 days before installation. Proof of insurance covering the dish/damages/liability is required initially and annually as long as the dish is in use.
- Enforcement & penalties: Violations may be reported by any board member, management, committee member, or through a written complaint (including by email or digital communication) with specific details and optional photos. If a complaint lacks full details, no further action beyond observation may be taken. Violations may result in fines under the Covenant Enforcement Policy, and unpaid fines will be collected under the Dues Collection Policy. Voting rights are suspended for any owner who has been in violation of the CC&Rs in the previous 30 days.
- Owner responsibility for tenants: Owners are responsible for any fines levied due to non-compliance by their tenants.
