- Governance structure: The Association is run by a three-person Board of Directors elected by members (homeowners) for one-year terms. A 40% quorum of member votes is required for meetings. Directors serve without pay but can be reimbursed for expenses.
- Assessments & fees: Each lot owner must pay annual and special assessments. Unpaid assessments become delinquent after 30 days, accrue interest at 12% per year, and can lead to a lien foreclosure or personal lawsuit. No owner can avoid assessments by not using the common area.
- Rule enforcement & fines: Violations are handled through a multi-step process: a first notice gives 30 days to cure, a second notice gives 30 more days, and after 60 days fines start at $50 per month (up to a $500 cap per violation). The HOA may also enter the property to fix the violation and bill the owner. For safety/health threats, the cure period is only 72 hours before fines can start.

- Owner records & privacy: Members can inspect and copy Association records (minutes, financials, list of owners, etc.) for a proper purpose, with five business days’ notice, during normal business hours. Certain records (personnel files, litigation files, inter-office drafts) are kept confidential. The HOA may charge a copying fee.
- Dispute resolution: The Association encourages members to try informal resolution or alternative dispute resolution (mediation or arbitration) before filing a lawsuit. However, this doesn't apply to collection actions, enforcement actions, or cases where a statute of limitations is about to run.
