Villa La Jolla is a condominium community in La Jolla, CA — you own your unit and share ownership of the common areas. Owners and tenants must follow the detailed rules in this handbook. Owners are responsible for their tenants, guests, and visitors.
- Leasing & rentals: Leases must be for at least 12 months; subleasing and short-term (transient) rentals are prohibited. Owners must submit a signed lease to the association at least 7 business days before occupancy, pay a move-in fee, and use the Lease Addendum. The lease must comply with the CC&Rs, and the owner is responsible for tenant compliance.
- Pets: Pets must meet the association's 'Eligible Animal' definition and be registered within 14 days of acquisition or move-in. A $500/month fine applies for unapproved or unregistered animals.
- Parking & vehicles: Each unit has one assigned parking space. Only currently licensed, operational, non-commercial vehicles (cars, small/medium pickups, SUVs, vans) are allowed; no RVs, boats, trailers, or unsightly vehicles. No vehicle repairs, washing, or backing into spaces. Motorcycles may share a space if they don't interfere with others; bicycles must be registered and stored in designated areas only.
- Noise & quiet hours: Disturbing noise is prohibited between 10:00 PM and 8:00 AM. Loud operation of TVs, radios, stereos, or musical instruments is not allowed.
- Architectural review: Any improvement (including window replacements, balcony changes, flooring, ceiling fans, electrical work, satellite dishes) requires prior written approval from the Architectural Committee. Submit an Architectural Application at least 3 weeks before the board meeting. Work hours are 8:00 AM–6:00 PM Monday–Saturday; trash must be removed daily. Unauthorized changes can result in fines and correction orders.
- Balconies/patios: Balconies/patios are exclusive-use common area. No umbrellas, sunshades, storage (bicycles, surfboards, exercise equipment), air-drying laundry, barbecuing, or objects on railings. Plants must have saucers and not overhang; no carpeting or tiling on 2nd/3rd floor balconies.
- Recreation facilities (pools, saunas, rooms): Pools, Jacuzzis, saunas, exercise room open 8:00 AM–10:00 PM; no lifeguard. Max 6 people per unit at pools; residents must accompany guests. No glass, no diving, no wetsuits. Recreation lounges may be reserved by residents (with deposit) for social events; parties must end by 10:00 PM, no live bands without special permission. Alcoholic beverages allowed only inside the recreation room.
- Prohibited activities & safety: No smoking (by combustion) inside units or common areas; no drones; no tampering with elevators; no playing in parking areas, corridors, or stairwells; no washing or repairing vehicles on premises; no storage of flammable/hazardous materials. Common area doors must stay locked; fire doors must remain closed.
