- Parking & vehicles: Common area parking is for customer and user vehicles only; employee parking may be restricted. No parking or storage of trucks, delivery vehicles, or merchandise in common areas. The Drugstore Parcel has exclusive parking for its own users.
- Architectural review & construction: All improvements require Declarant approval for design, materials, and placement. Buildings cannot exceed 30 feet. Construction must be completed within 12 months. No walls or barriers may block pedestrian or vehicle access.
- Signage: A pylon sign program is allowed; costs are shared equally by owners represented on the sign. The Drugstore Parcel has its own approved sign plan and is exempt from the shared pylon sign requirements.
- Insurance requirements: Each owner must carry liability insurance ($2M per occurrence), property insurance at full replacement value, and workers' comp. The Operator also carries common area liability and property insurance. Owners waive subrogation rights against each other.
