Autumn Lake is a standard single-family homeowners association (HOA) in Pearland, Texas. These documents define what it's like to live here — rules apply to owners and residents alike.
- Architectural review: No exterior changes (including landscaping, fences, paint, pools, or outbuildings) can be made without written approval from the Architectural Control Committee. Submit plans and wait up to 30 days (silence = approval). Any violation can be fined and reversed.
- Parking & vehicles: No commercial vehicles, boats, trailers, or motorcycles may be parked in the development unless inside a garage. A maximum of 3 passenger vehicles can be on a driveway. Motorized recreational vehicles cannot exceed 5 consecutive days outside a garage.
- Fences & boundaries: Waterfront lots may have 4-ft wrought-iron or steel fences. Non-waterfront lots may have 6-ft wood fences (cedar/cypress). No fences on perimeter. All fence locations, styles, and materials require ACC approval.
- Pets & animals: No livestock, poultry, rodents, or reptiles; dogs and cats must be leashed when outside an enclosed yard.
- Rentals & leasing: No rental/lease of a building separate from the entire lot. Short-term leases under 6 months are not addressed in these excerpts; the declaration covers residential use only.
- Fines & enforcement: Fines start at $5/day (non‑permanent violations) or $10/day (permanent violations) after a 10‑day notice and opportunity for a hearing. The HOA can also enter the lot to fix landscape/sanitation issues and bill the owner.
- Lake & common areas: Boats limited to 16 ft with electric motors only. Fishing allowed with license. Owners assume all risk and must indemnify the HOA. No docks or permanent structures on the lake easement without ACC approval.
- Maintenance assessments: All lots pay uniform annual and special assessments. Delinquent amounts become a lien on the property. The HOA must maintain reserves for common area repairs.
