Muirwood Section I is a single-family home subdivision in Murfreesboro, TN, governed by a homeowners association (HOA). These restrictive covenants apply to all lot owners, builders, and residents, and cover architectural standards, lot use, and HOA assessments.
- Lot use & single-family requirement: Each lot may be used only for a single-family residence of traditional design. No group homes, no lot re-subdivision, and no more than one residence per lot. Two or more lots may be combined with county and ARC approval.
- Architectural review: The Architectural Review Committee (ARC) must pre-approve all construction, exterior alterations, fences, landscaping, paint colors, roof materials, satellite dishes, and other improvements. The ARC may withhold approval for purely aesthetic reasons.
- Minimum house sizes & construction standards: Minimum heated living area varies by lot: 2,600 sq ft (larger lots, with three-car or expanded two-car garage), 2,000 sq ft (lots 18,19,44), and 1,700 sq ft (lots 20-43). Two-story homes also have first-floor minimums. Materials must be at least 75% brick/stone/stucco to grade. Roof pitch minimum 8/12.
- Assessments & fees: Annual assessments start at $560 per lot (payable quarterly at $140) until January 1 after the first lot sale, then set by the board. Special assessments require majority vote. A transfer fee of at least $100 and a $100 working capital fee are due at closing. Late payments incur interest and collection costs.
- Parking & vehicles: All vehicles must have current registration. Boats, campers, trailers, and motor homes are prohibited unless garaged at all times. No street parking. Recreational vehicles and yard equipment must be screened from view.
- Pets, nuisance & prohibited activities: Only dogs, cats, or other household pets (not for commercial purposes) are allowed; no poultry or livestock. No noxious or offensive activities, no shooting firearms, bows, or fireworks without association consent. The ARC can order removal of any nuisance animal.
- Fences, yards & landscaping: Fences require ARC approval—perimeter fences must be 4 ft tall, matching brick, aluminum, or wrought iron, set back at least 20 ft from the house front and 2 ft from lot lines. Front yards must be sodded, and specified lots require 2 canopy trees of 2.5" diameter. No outside clotheslines. Yard and garage sales are prohibited except by ARC-approved neighborhood sales.
- Signs & mailboxes: Signs are heavily restricted: only address markers, one 12 sq ft For Sale sign, political signs (max 30 days before election, removed 15 days after), and security signs. All must be professionally made and ARC-approved. Mailboxes must be uniform 'Old French' style from a specified supplier.
