- Insurance
- Board shall maintain casualty/physical damage insurance on all buildings and other improvements owned by the Association for at least 100% of full value if available at reasonable cost, and also public liability, workers compensation, and o (Article IV, Section 13(a))

- Voting & meetings
- Each Owner has one vote per Lot. Declarant initially 360 votes, decreases by one per Lot sold, reduces to one vote per Lot owned upon earlier of (a) total votes equal non-Declarant votes or (b) Declarant's sole discretion. (Article III, Section 2 of Declaration an)
- Amendments
- By affirmative vote of Owners holding at least two-thirds (2/3) of the votes of membership. Declarant may unilaterally amend to meet mortgage lender or governmental agency requirements, or for any reason in Declarant's sole discretion for o (Article VI, Section 2)
- Amenities
- Common Open Space includes fences, stone columns, lakes/ponds. Declarant may add athletic courts, swimming pool, clubhouse, etc. (Article I, Section 2)
