Irongate is a single-family home HOA in Summerville, South Carolina, governed by recorded restrictive covenants and association bylaws. This document is a combined ruleset for all lot owners, covering land use, construction standards, and the authority and budget of the Irongate Civic Association.
- Residential use & minimum dwelling size: Lots are for single-family homes only, with a minimum of 1,200 square feet of enclosed dwelling area (excluding garages, porches, etc.) and a minimum construction cost of $30,000. No temporary structures, trailers, or tents may be used as residences.
- Architectural review & setbacks: No construction, remodeling, or fence may begin without prior written approval from the developer or the Architectural Review Committee. Plans and specifications must be submitted; approval can be withheld for any reason, including aesthetics. Setbacks are at least 25' from front/rear lot lines and 10' from side lot lines; fences up to 6' high are allowed behind the rear building line.
- Pets & animals: Only dogs, cats, and caged birds are allowed as household pets, limited to a total of two per lot. They must be kept on a leash or under control when outside. No animals may be raised or bred for commercial purposes.
- Parking & vehicles: No parking on streets overnight. Cars must be parked in a driveway or garage. Trailers, RVs, boats, commercial trucks, and school buses are prohibited from habitual overnight parking on lots or streets. Temporary parking for loading is allowed.
- Assessments & fees: Each lot owner must pay an annual assessment to the Irongate Civic Association. The current annual assessment is $130 per improved lot and $130 per unimproved lot. The board may increase it by up to 6% per year without membership vote; larger increases require member approval. Special assessments are allowed only for emergency repairs after a storm or disaster. Assessments become a lien on the property if unpaid, and late fees ($50 after 30 days) apply.
- Bylaws & governance: The Association is managed by a seven-member Board of Directors elected by members. Annual meetings are held the first Thursday of November. A quorum is 1/10 of members. Only members in good standing (dues paid) may vote. The bylaws can be amended by a simple majority of voting members or by a 75% board vote, subject to member vote.
- Recreation area & pool: The Association owns a 3.5‑acre recreation area with open space, pavilion, playground, and swimming pool. Pool use requires a separate paid membership; only members in good standing and their authorized guests may use the pool. Pool fees are set annually by the board.
- Fines & enforcement: Violations are enforced through a graduated fine system: first notice (no fine), second notice ($50), third notice (additional $100, total $150), then $250 per month until corrected.
