Porters Walk is a planned community in Wilmington, NC, governed by a homeowners' association (HOA). This declaration applies to all lot owners, residents, and their guests. It establishes rules for residential use, occupancy, architectural control, and assessments.
- Occupancy & use: Lots are for single-family residential use only. All occupants of a single lot must be members of a single family (related by blood, marriage, adoption, or guardianship, or up to three unrelated persons living as a single housekeeping unit).
- Leasing & rentals: The association may require a minimum lease term of six months and otherwise regulate leasing, but cannot prohibit leasing or require consent for transfer. Lots subject to FHA/VA mortgages may have additional protections.
- Architectural review: No exterior improvements (including fences, landscaping, or repainting outside the original color scheme) may be made without prior written approval from the Declarant or the Architectural Review Committee. Interior changes visible from outside also require approval.
