Prestwicke is a standard single-family home subdivision in Wake Forest, NC, governed by a homeowners association (HOA). This is the full set of covenants, conditions, and restrictions that apply to every lot owner and resident. It defines what you can and cannot do with your property and what the HOA is responsible for.
- What you own & maintain: You own your lot and the house on it. The HOA owns and maintains the common properties (open space, greenway, etc.). You are responsible for all maintenance of your lot and dwelling, including keeping it neat and free of debris; if you don't, the HOA can step in and bill you.
- Architectural review: Before any construction, landscaping, fence, shed, swimming pool, or any other exterior change, you must get written approval from the Architectural Committee. Submit plans; if the committee doesn't respond within 30 days, approval is assumed.

No above-ground pools, no outdoor clotheslines, no antennas (satellite dishes under 24 inches allowed if not street-visible). No burning trash.
- Animals & pets: No livestock or poultry. Dogs, cats, and other household pets are allowed but not for commercial breeding, and they must not be a nuisance. No dog pens or runs; fences for containing dogs need Architectural Committee approval.
- Parking & vehicles: No inoperable or unlicensed vehicles on lots or streets. No boats, RVs, trailers, or non-car/pickup vehicles visible from the street—must be in a garage or screened. No personal vehicles parked on subdivision streets.
- Signs: Only one 'For Sale' or 'For Rent' sign per lot, max 6 square feet. No other signs without prior Architectural Committee approval.
- Assessments & fees: Each lot pays annual assessments (set by the Board, can increase up to 10% per year without a vote). Special assessments for capital improvements require a 2/3 member vote. Unpaid assessments become a lien on the property with 20% penalty and 10% annual interest.
