Providence Downs South is a deed-restricted, single-family home subdivision in Waxhaw, NC, governed by a homeowners association (HOA). This document applies to homeowners (lot owners) and sets rules for the community's appearance, use, and upkeep. It creates an exclusive, gated residential area with private streets and shared amenities.
- What you own & maintain: You own your lot and the house on it. You are responsible for keeping your property in good condition, including mowing, pruning, repairing damage, and removing trash. The HOA maintains the private streets and common amenities (swimming pool, tennis courts, basketball court).
- Architectural review: You must get written approval from an Architectural Control Committee before starting any exterior changes, including new construction, additions, fences, landscaping, tree cutting, or changes in grade. - Rentals & leasing: If you rent out your home, your voting rights are capped at 49% on any HOA matter when voted as a block. Tenants can use the amenities if they live there as their primary residence. No minimum lease term is stated in this document.
