Trailwood Knoll is a standard single-family-home HOA in Raleigh, NC. These architectural guidelines explain what you must get pre-approved for before making any exterior changes to your house or lot, and they apply to all owners and renters.
- Architectural review (ARC): Prior written approval is required for any exterior change, including buildings, fences, signs, walls, screens, plantings, or other structures. The ARC must respond within 30 days of receiving a complete application. If it fails to approve or disapprove within 30 days, approval is not required (provided the application wasn't missing data).
- What needs approval: Most exterior changes need ARC approval: additions/alterations, new houses, fences, walls, grading, sheds, antennas/satellite dishes, permanent decorations, solar collectors, and non-decorative pole lights. Normal maintenance that doesn't change appearance does not need an application.
- Materials & design rules: Proposed changes must be compatible with the existing house and neighborhood in style, scale, materials, and color. Prohibited exterior materials include concrete block, metal, plywood, and cement asbestos. New houses must have at least 1,100 square feet of living area (not counting garage or outside storage) and a 15-foot minimum separation from other structures.
- Fences: Fences cannot extend closer to the street than the front of the house. Rear fences cannot exceed 6 feet (4 feet preferred). Chain-link fences are discouraged and, if approved, must be screened from the street. Fences must use materials and colors that complement the house.
- Sheds & storage: Detached sheds are discouraged. If approved, they must have siding, roof materials, and color similar to the home, a suitable floor/foundation, be located behind the house, and sit at least 10 feet from property lines. Attached sheds are preferred.
- Play equipment & pools: Play equipment for children must be at least 10 feet from neighbors' property lines. Basketball goals are not allowed on street curbs. No play equipment or pool construction is allowed on common spaces. Most play equipment does not need ARC approval.
- Enforcement & violations: An exterior change made without approval is a violation, requiring removal or modification at the owner's or renter's expense, or payment of damages. The ARC will investigate reported violations and attempt to bring compliance; if not resolved, the matter goes to the Board of Directors, which may pursue legal action.
