Driftwood Manor is a condominium community in Raleigh, NC — you own your individual unit and a percentage share of the common areas and facilities (including the land, buildings, walkways, parking, pool, tennis courts, and clubhouse), and you are automatically a member of the Driftwood Manor Owners Association. The Declaration recorded in 1985 and its attached Bylaws and Articles of Incorporation govern the community; unit owners, their tenants, and guests must follow them.
- What you own & maintain: Your unit includes the interior living space (walls, floors, ceiling surfaces, and fixtures like cabinets and appliances). Patios or balconies are limited common areas you have exclusive use of. You must maintain everything inside your unit — heating/AC, plumbing, wiring, interior doors and windows — at your own expense. The association maintains the common areas (roofs, main walls, foundations, walkways, grounds, pool, tennis courts) and replaces windows, window panes, and exterior doors as a common expense unless your negligence caused the damage.
- Use restrictions & conduct: Units are for residential housing only. No commercial business is allowed except renting out residential units. No signs may be displayed in public view without board approval. Nothing may be stored in common areas without board consent. No activity that is a nuisance, increases insurance rates, or violates law is permitted. No alterations to common areas may be made without board approval.
- Pets: Dogs, cats, or other household pets may be kept in units, subject to rules adopted by the Board of Directors. No animals, livestock, or poultry may be raised, bred, or kept in units or common areas except as allowed by board rules.
- Leasing & rentals: Renting or leasing residential units is permitted. There is no stated minimum lease term in this Declaration, but your lease must comply with the Declaration, Bylaws, and board rules. (Check the current Bylaws and rules for any additional restrictions.)
- Assessments & fees: Every unit owner must pay their proportionate share of common expenses and special assessments (including a capital improvement reserve fund) as determined by the Board of Directors. Unpaid assessments become a lien on the unit. The board sets the budget and may collect reserve funds for replacing common property like roofs and siding.
- Insurance: The association maintains master casualty (all-risk) and liability insurance covering the property, common areas, and the board/owners/tenants. Each owner may buy additional insurance for their own unit and personal property. Owners must notify the board of any unit improvements valued over $1,000, and they are liable for any increased premium caused by their improvements. Individual policies must not reduce the master policy's recovery.
- Parking & recreation: The community includes parking areas, a swimming pool, two tennis courts, and a basketball court — all common areas. The board may assign parking spaces and adopt rules for their use. No obstruction of common areas is allowed without board consent.
