- What you own & maintain: You own your townhome lot and its interior. The association maintains the exterior of the townhomes (roofs, siding, gutters, landscaping) and the common areas, but you are responsible for patios, decks, fences, windows, and interior mechanicals.
- Architectural review: Exterior changes—including buildings, fences, signs, antennas, awnings, and tree removal—require written approval from the association's board or its architectural committee. The application fee is capped at $25, and the board must act within 30 days or approval is automatically given.
- Parking & vehicles: Each lot gets at least two parking spaces, one assigned initially. Campers, trucks, vans, recreational vehicles, trailers, and boats are prohibited except in designated areas; visitor parking is for guests only and limited to one week. Towing is strictly enforced.
- Use restrictions: Lots are for residential use only, with one family per lot as a principal residence. No commercial activity or nuisances are allowed. Clotheslines are only permitted on weekdays 8 a.m.–5 p.m. and Saturdays 8 a.m.–1 p.m. Signs and temporary structures require board permission.
- Pets: Household pets (dogs, cats, etc.) are allowed but cannot be kept for commercial purposes. No livestock or poultry.
