This document is the master declaration that creates the condominium and establishes the basic rules, which are binding on all owners, tenants, and occupants. It lays out what you own (your unit's interior) vs. what the association maintains (common elements, limited common areas like patios), and gives the association power to assess fees, insure the building, and enforce rules.
- What you own & maintain: You own the interior of your unit, including drywall, floors, ceilings, doors, windows, and fixtures like appliances and HVAC equipment (when it serves only your unit). The association (Cedar Hill Homeowners Association) owns and is responsible for the land, foundations, roofs, exterior walls, stairways, central utility systems, and limited common areas like patios, attics, storage closets, and assigned parking spaces.
