What Verona Acres Subdivision's governing documents say
Verona Acres is a single-family home subdivision in Jacksonville, NC, governed by a homeowners association (HOA). The rules apply to lot owners and cover land use, building standards, maintenance, and stormwater compliance. However, the original covenants were revoked in May 2022, so the rules described below may no longer be in effect.
- Land use & building type: Lots are for single-family residential use only. One dwelling per lot, max 3 stories, with a minimum 1,200 sq ft heated ground floor area. No mobile homes or manufactured homes allowed.
- Architectural review: Exterior colors and mailbox designs must be approved by the Declarant or its assign before construction. Fences require written approval and must be wood or vinyl (no chain link), max 6 ft high, and not in front of the dwelling without approval.
- Pets & animals: Customary household pets (dogs, cats) are allowed but not for commercial purposes. Pets must be confined to the owner's lot by fence or invisible fencing, and must be leashed when off the lot. Violations may result in fines or removal.
- Leasing & rentals: No lease for less than 30 days. Occupancy is limited to a single family (owner, spouse/companion, children, grandchildren, parents, grandparents, siblings).
- Parking & vehicles: Max 4 operative vehicles per lot. Inoperative/unlicensed vehicles must be parked in a closed garage. No auto maintenance outside garage or enclosed fence. Boats and boat trailers cannot be parked between the dwelling and street. Recreational equipment (trampolines, pools) not allowed in front yard.
- HOA assessments & fees: Annual general assessment initially $125 per lot (until Jan 1, 2023), then may increase up to 25% per year by board vote; larger increases require 2/3 owner approval. Special assessments require 2/3 board and 2/3 owner vote. Assessments are a lien on the lot.
- Stormwater & environmental restrictions: Lots must comply with state stormwater permit (max built-up area 15,796 sq ft). A 50-foot vegetated buffer required adjacent to surface waters. No filling or piping of vegetative conveyances. Association has easement to inspect and maintain stormwater facilities.
