- What you own & maintain: You own your lot and the interior of your townhome. The association handles exterior maintenance (roof, siding, driveways, patios, fences, landscaping). You are responsible for glass, exterior doors, and any damage you or your guests cause.
- Assessments & fees: All lot owners pay a regular assessment. A one-time start-up fee of $350 is due at closing. The board can increase assessments. Delinquent assessments incur 1.5% monthly interest, a late charge (greater of $25 or 10% of the amount), and can become a lien on the property.

- Parking & vehicles: No boats, RVs, campers, trailers, or commercial vehicles may be parked on the property unless inside a closed garage. A household may park no more than two operable vehicles in driveways or garages. Inoperable vehicles must be garaged with the door closed. No vehicle maintenance outside garages.
- Architectural control: Any exterior changes (buildings, fences, driveways, windows, paint) require prior written approval from the board or its architectural committee. Refusal can be based on aesthetics or harmony with the neighborhood.
- Use restrictions: Lots are for residential use only. Home businesses are not allowed, but a quiet in-home office is okay if it doesn't create traffic or disturbance. No signs, laundry lines, or open fires (except grills) visible from common areas or streets.
- Party walls: Walls between units are shared. Repair costs are split proportionally between the owners who use the wall. If one owner causes damage through negligence, that owner bears the full cost.
