What Crystal Shores Owners Association, Inc.'s governing documents say
Crystal Shores in Cedar Point, NC, is a standard single-family homeowners association (HOA) community. This document is a partial collection of two separate items: a Curb Appeal Requirements policy and an amendment governing boat slips. It binds all lot owners in the subdivision.
- Lot maintenance & curb appeal: All lots must be kept well-maintained and landscaped. Grass cannot exceed 4 inches; bare earth is prohibited except in approved flowerbeds or gardens. Dead plants and broken exterior components (siding, gutters, roofing) must be repaired. Pumps and tanks must be camouflaged.
- Fences & structures: Fences are allowed only behind the rear building line of the dwelling, not in front yards. All hardware must be rust-resistant galvanized material. Plans must be submitted to and approved by the architectural review committee before construction; the town of Cedar Point requires that ARC approval before issuing a permit.
- Parking & vehicle storage: Overnight parking is restricted to owner driveways. No overnight parking on turf areas.
- Trash & recycling containers: Trash and recycle bins must be stored immediately beside the home, behind the front of the building, or camouflaged by landscaping so they are not visible from other lots, common areas, or roadways.
- Farm & garden equipment: Farm and garden implements and equipment (lawn mowers, tractors, shovels, rakes, etc.) must be stored out of view from other lots, common areas, or roadways.
- Boat slips & docks: Lots 1–5 in Crystal Shores I and lots 23–27 in Crystal Shores II may not have private docks or boat slips. Other lot owners may build a private dock if permitted by law and approved by the architectural committee. Some boat slips on a community pier have been sold or assigned; those slips are private property but can only be transferred to another lot owner within the subdivision.
- Enforcement & notices: If an owner fails to meet maintenance or curb appeal requirements, the board will send a written notice by certified mail. The owner has 30 days to remedy the condition, after which the board may take further enforcement action.
