- Dues & fees: Monthly dues range from $235.68 to $520.00, due on the 1st, late after the 15th with a $25 late fee. A working capital fee of two months' dues is required at closing and is not transferable. Transfer fee: $200; status letters are included.
- Leasing & rentals: Leases must be for the entire unit, for at least 30 days, and for no more than three unrelated people. Owners must provide a copy of the lease and a Landlord Packet to management within 10 days of signing. Owners are responsible for their tenants' and guests' behavior and any fines.
- Pets: Only domesticated dogs, cats, birds, or fish are allowed. No more than two domestic pets per unit? The document prohibits keeping animals for commercial purposes or as a nuisance. Dogs must be leashed, waste must be cleaned up, and animals may not be tied to balconies, patios, or other parts of the community.
- Parking & vehicles: Each unit has one private garage, common garage space, or courtyard parking space. No parking or storage of RVs, trailers, motorcycles, or large trucks outside assigned spaces. Bikes must be stored in the bike room (max two per unit), your residence, garage, or off site.
- Alterations & exterior changes: No structural changes or exterior painting without board approval. Window coverings must be blinds or verticals of vinyl, aluminum, fabric, or painted wood. Holiday lights may be up only 30 days before and after the holiday.
- Noise & nuisance: Loud music or noise between 10:00 pm and 7:00 am is a nuisance. Habitually barking dogs are a nuisance. No open fires, firearms, or storing explosives/combustibles. Do not feed wildlife.
- Enforcement & fines: Violations start with a courtesy letter (14 days to correct), then a continued violation letter (14 days), then a $25 fine, then $50, then $100 per repeat violation, plus damages. A violation timer resets after one year with no repeat offense.
