- Governance structure: The HOA is managed by a Board of 3 to 7 directors; initial board has 3. Directors serve 2-year staggered terms. Annual member meetings are held on the second Tuesday of February at 7:00 p.m. Special meetings can be called by the president, a majority of directors, or members holding at least 1/4 of votes.
- Voting & membership: Membership is tied to lot ownership. Voting rights are appurtenant to each lot as defined in the Declaration. A quorum for member meetings is 10% of votes entitled to be cast. Most actions require a majority vote of members present.
- Board powers: The board has broad authority to manage common areas, levy assessments, impose liens, enforce covenants, adopt rules, and handle finances. Directors serve without compensation but may be reimbursed for expenses.
- Amendments: The Articles of Incorporation may be amended by a 2/3 vote of members. The Bylaws may be amended by a majority vote of the board, provided any amendment does not conflict with the Declaration or Articles. While a Class B member exists, HUD/VA approval is required for amendments to the Articles.

Those are in the separate Declaration of Protective Covenants, Conditions and Restrictions and any board-adopted rules.
