Dillon Valley Vistas is a condominium or planned community homeowners association (HOA) in Dillon, Colorado. This document is a combination of the Association's Bylaws and its Rules and Regulations. The rules bind all owners, residents, tenants, and guests.
- What this document covers & who it binds: The Bylaws govern the Association's operations, board, meetings, and member obligations. The Rules and Regulations add specific conduct rules. Owners are responsible for the actions of their family, guests, and tenants; tenants must receive a copy of the rules.
- Pets: No more than 2 pets per home (e.g., 2 dogs, 2 cats, or 1 of each). Dogs must be kept in a home or fenced yard; exterior pet enclosures require board approval. All pet waste must be cleaned up.
- Fencing & landscaping: Fencing and gates are permitted only within the home’s limited common element backyard, must not exceed 48 inches in height, and must be board-approved in color, material, and design. Gates are not allowed on Declarant-installed perimeter fencing. Any additional landscaping beyond original areas requires Association approval.
- Trash, wildlife & outdoor areas: Trash must be kept in enclosed, lidded receptacles; compost piles must be bear-proof. Feeding wildlife (except bird feeders) is prohibited. Limited common element backyards/patios must be kept clean; lawn furniture and propane grills are allowed, but open fires, chimeneas, and charcoal grills are prohibited. Owners are responsible for snow/ice removal from patios.
- Parking & vehicles: Only licensed motor vehicles with a gross vehicle weight of 7,500 lbs or less may be parked on limited common element driveways. No overnight parking on roads or common elements. Guest parking in designated spaces is limited to 48 hours unless authorized. Recreational vehicles, trailers, and boats may be stored in a garage or on the driveway, but may not extend into the road or drainage pan; no outdoor storage on common elements. Emergency service vehicles are exempt.
- Smoking & marijuana: Smoking is prohibited in all common elements, including parking areas and other Association land. Marijuana grow operations and THC production are not allowed in any home or on any portion of the property.
- Noise & political signs: Quiet hours are from 11:00 p.m. to 6:00 a.m. Political signs may be displayed in any window: one sign per office, maximum size 36” x 48”, from 45 days before to 7 days after the election.
