What The Highline Club Owners Association's governing documents say
The Highline Club is a 60-unit townhome community in Denver, Colorado. Each homeowner owns their unit and lot, and the association maintains common areas like streets, clubhouse, pool, and sport courts. These rules bind owners, residents, tenants, and guests.
- What you own & maintain: You are responsible for the interior of your home, including utilities inside walls, and for exterior items like windows, doors, decks, awnings, patio areas, privacy fences, and border landscaping. The association maintains the building's exterior structure, roofs, driveways, steps, common landscaping, and recreational facilities.
- Leasing & rentals: No home may be leased for less than six months. Leases must be in writing and require the tenant to follow the governing documents. A copy of each lease must be given to the managing agent before the lease starts.
- Pets & wildlife: Up to three dogs, five cats, or a combined total of five dogs and cats are allowed per home, plus small caged pets. Pets must be leashed in common areas, cleaned up after, and not be a nuisance. Feeding wildlife is limited: no feeders at the front of homes, bird feeding must be kept minimal and on a platform or suspended device.
- Parking & vehicles: Residents must park in their garage or driveway. Guest parking is for short stays; overnight parking without a permit is limited. Recreational vehicles can only park temporarily for loading/unloading (up to 8 hours in 7 days). No parking on private streets. Speed limit is 15 mph.
- Architectural review: Any exterior modification (windows, doors, decks, fences, awnings, air conditioners, etc.) requires prior written approval via an application. Satellite dishes under 1 meter are allowed but placement is controlled. Prohibited changes include building expansions, skylights, greenhouse enclosures, and alterations to party walls.
- Signs: No signs without board approval, except: a for-sale sign on your lot (design approved by board), alarm system signs (design approved), and political signs displayed up to 45 days before an election and 7 days after (max one per issue, 36x48 inches).
- Clubhouse, pool, spa & sport courts: Owners, residents, and tenants may use the clubhouse, pool (6am-10pm seasonally), spa, and sport courts (8am-10pm). Guests must be accompanied. Clubhouse can be reserved for private functions (max 50 people, $125 deposit/fee, no alcohol under 21). Children under 14 must be accompanied by an adult in the pool/spa/sport court areas. No glass, pets, smoking, or amplified music without headphones.
- Enforcement & fines: Fines up to $20 per day for rule violations. Extraordinary assessments may be levied to cover costs of repairs due to owner neglect, plus up to 25% overhead. The association can also tow vehicles after three parking violations. Interfering with contractors can result in fines up to $500 for the first offense and $1,000 for repeat offenses.
