- What you own & maintain: You own your house, lot, and any structures within your unit's boundaries; you are responsible for their maintenance, repair, and replacement. The association maintains all general common elements (roads, utilities up to the lateral connection, landscaping outside lots, park, ponds, etc.).
- Architectural review: Any exterior change to your house (color, windows, additions like decks or porches) or to your lot (plantings, decorations, rocks, boulders) must be approved in advance by the Architectural Control Committee (ACC). Changes that do not alter the appearance do not need approval. Interiors are not regulated by the ACC.
- Common elements & private use: Common elements (roads, park, ponds, walkways, wooded areas, utility mains) cannot be appropriated for private use. Any landscaping or decorative items placed on common elements require written ACC approval.
- Wetlands: A significant portion of the community, on both lots and common elements, is classified as wetlands. Wetlands may not be filled or altered (state law), and a permit from the Michigan Department of Environment, Great Lakes, and Energy (EGLE) is required for any change. The requirement for a lawn in wetland areas is suspended.
- Assessment structure: All units share equal percentages of value (based on 88 units; Units 89 and 90 are unbuildable wetlands and may become common elements). Assessments are levied per unit equally for common expenses.
