What The Sanctuary at Peregrine Homeowners Association, Inc.'s governing documents say
The Sanctuary at Peregrine is a master-planned, single-family home community in Colorado Springs, CO. These 'Community Standards' are the rules for the master homeowners association and apply to all owners and residents within the Peregrine master plan. They cover architecture, landscaping, maintenance, parking, pets, and community conduct, and are supplemented by the Protective Covenants, Articles, and Bylaws.
- Architectural review (ARC): Nearly all exterior changes—new builds, additions, painting, roofing, fencing, decks, landscaping, lighting, solar equipment, storage units, dog runs, sports equipment—require prior written approval from the Architectural Review Committee (ARC). Submit plans with details; the ARC responds within 30 days. Approval may depend on impact on neighbors and the natural hillside character.
- Landscaping standards: New lawns must be installed within 6 months of move-in (or by Sept. 1 if occupied between Oct. 1 – Mar. 1). Landscaping must preserve existing trees, rock outcroppings, and native vegetation. Irrigation is restricted in some sub-associations. Dead or dying plants must be replaced promptly (dead trees within 14 days, other dead material within 30 days of notice). Native areas must be cut 3–4 times per year.
- Parking & vehicles: On-street overnight parking of vehicles and construction equipment is prohibited. Recreational vehicles, boats, trailers, and utility trailers must be stored inside an enclosed garage. Driveways must be paved concrete, max 24 ft wide at the curb. Parking is only allowed on designated driveways—not on lawns, native areas, or unpaved surfaces.
- Pets: Dogs, cats, and other pets are permitted, but owners must comply with general pet regulations (cleanup, noise, control). The document doesn't specify a pet limit, but all animal enclosures (dog runs, electronic/invisible fences) require ARC approval. Electronic fencing is encouraged; above-ground dog runs are limited to 400 sq ft and 5 ft height, in side or rear yard only.
- Maintenance & owner responsibility: Owners must maintain their lot and home exteriors in good condition—lawn care, painting, weed control, sidewalk snow removal within 24 hours after snowfall ends. Dead/diseased landscaping must be replaced promptly. Storage of equipment, toys, and personal items must be inside the garage or out of street view. The association maintains common areas.
- Miscellaneous community rules: Quiet hours: 10 pm–8 am. No soliciting or advertising in common areas. Bright lights, loud noises, odors, or nuisances are prohibited. Satellite dishes under 39 inches allowed without prior approval. Trash containers must be stored in the garage except on pickup day. Firewood must be in rear/side yard, not visible from the street. Feeding or harassing wildlife is prohibited (state fines apply).
