What Trovita's governing documents say
This is the Declaration of Covenants, Conditions and Restrictions (CC&Rs) for Trovita, a single-family home subdivision in Chandler, AZ (part of the Phoenix metro). - Residential use & home business: Lots and homes must be used only as residences. Home businesses are allowed only if they are invisible from outside (no sight, sound, or smell) and do not generate customer traffic, employee non-residents, or parking congestion.
- Architectural review & design standards: All exterior construction or modifications (painting, fences, landscaping changes, etc.) must be approved in writing by the Design Review Committee before starting. Homes must be single-story with side-entry garages. A $5,000 compliance deposit is required for most projects.
- Pets: Only reasonable numbers of common household pets (dogs, cats, birds) allowed—no livestock, reptiles, or fowl. Dogs must be leashed (max 6') off your lot, and owners must clean up feces. The board may ban pets that are a nuisance or safety threat.
- Vehicles & parking: All resident vehicles must be parked in the garage or driveway (if they fit—max 20 ft length, 8 ft height for driveway parking). Recreational vehicles may park in the driveway only for loading/unloading (max 24 hours at a time, 72 hours per week). Inoperable vehicles and commercial vehicles are banned from being visible. The board may tow violating vehicles.
- Rentals & leasing: An owner may lease only the entire lot and home (no partial leases), and the initial lease term must be at least one month. Subleasing is prohibited. Owners must notify the association before the lease starts and provide copies of the rules to tenants.
- What you own & maintain: You own your lot and the house on it. The association maintains all common areas (tracts A–K and PS, plus any landscape easements). You are responsible for maintaining your own home, landscaping, and any screening walls/fences to a standard set by the board.
