Chandler Pavilions Condominiums is a condominium community in Phoenix, AZ — you own your individual unit and share ownership of the building's common elements, which the association insures, maintains, and operates. This document is the full declaration of condominium that creates the community and sets the rules that bind all unit owners, residents, and tenants.
- What you own & maintain: You own the interior of your unit, including finished surfaces, interior partitions, fixtures, and the garage that comes with it. You are responsible for maintaining those interior parts plus the limited common elements assigned to your unit (patio, balcony, exterior doors and windows, garage door and opener, and the air conditioning and water heater serving your unit). The association maintains all common elements (roofs, exteriors, landscaping, pool, parking areas, private streets) and the structural parts of limited common elements.
- Residential use & home business: All units must be used as a single-family residence. A limited home business is allowed so long as it is not visible or audible from outside, does not bring customers to the unit, does not require more than one non-resident employee, and does not create nuisance or hazard. Timeshare or fractional ownership is prohibited.
- Pets: No pet may exceed 40 pounds (except service animals), and no more than two dogs may occupy any unit regardless of size. Pets must be on a leash no longer than six feet when outside the unit, and owners must immediately clean up droppings from common areas. The board may further restrict size, number, and breeds.
- Leasing & rentals: You may only lease the entire unit (not a room), for a minimum term of six consecutive months. Hotel-style services are not allowed. Leases must be in writing and state they are subject to the condominium documents. You must notify the association of the lease start and end dates and tenant names. The garage cannot be leased separately from the unit.
- Parking & vehicles: Each unit has a garage; you must park your vehicles in the garage first. Commercial vehicles, RVs, boats, and trailers can only be parked inside the garage. Family vehicles (cars, SUVs, motorcycles, small pickups) may also be parked in unassigned common element spaces only after the garage is full. No vehicle repair, washing, or storage of inoperable vehicles outside the garage is allowed. The association may boot or tow violators at the owner's expense.
- Signs: No signs — including 'For Sale' or 'For Rent' signs — may be displayed visible from outside the unit without board approval, except political signs as permitted by law and builder signs during the declarant's control period. No lock boxes on doors or windows.
- Assessments & fees: Each unit pays equal common expense assessments and may also be subject to special assessments. If you don't pay, the association has a lien on your unit. A working capital fund is collected as set out in the declaration.
