This is a commercial condominium declaration establishing a non-residential, business/industrial condominium community in Phoenix, Arizona. The rules bind unit owners who own commercial units, not residential homeowners or tenants.
- Permitted uses: The condominium allows a wide range of commercial and industrial uses, including offices, research/development, light manufacturing, retail, and day care, but prohibits residential use, camping, junk yards, auto repair, chemical manufacturing, and other nuisance uses.
- Animals: No animals, birds, fowl, or livestock are allowed in any unit or on the property, except for assistance animals that work, provide assistance, or perform tasks for a person with a disability.
- Leasing & rentals: A unit owner with a lease of five years or more may delegate rights and duties (including voting) to the tenant. There is no minimum lease term for shorter leases, but the unit owner remains responsible for assessments and obligations.

- Parking & vehicles: No trucks, trailers, boats, recreational vehicles, or commercial vehicles may be parked or stored on any part of the condominium except entirely within a unit or a designated storage area. Parking is only allowed in designated spaces (including limited common element spaces). Overnight parking is not allowed outside designated storage areas.
- Parking & vehicles (signs): No signs are permitted on the exterior of any unit or visible from outside, except in conformance with the Association’s sign program.
- Utilities and water assessments: The Association provides connections for electric, water, sewer, natural gas, and communications. Water usage is sub-metered or allocated by unit square footage, and each unit pays its share of water costs as a Water Assessment.
