What La Morada's governing documents say
La Morada is a single-family-home community in Phoenix, AZ with a homeowners’ association (HOA). The governing document (Declaration of Covenants, Conditions, and Restrictions) below applies to all current and future owners, residents, and tenants.
- Residential use only: All lots must be used exclusively as residences. A limited home business is allowed if it is not visible or audible from outside the home and does not create nuisances, but leasing a home or baby‑sitting is not considered a business.
- Leasing & rentals: Leases must be for at least 30 days (no transient or hotel use). Any lease must incorporate the project documents, and the owner remains responsible for the tenant’s compliance.
- Pets: An owner may keep up to two domestic pets (dogs, cats, parakeets, or similar household birds) without board approval. More than two pets requires board approval. Pets must be confined to the owner’s lot, leashed when off the lot, and may not create a nuisance or excessive noise.
- Architectural review: Any improvement visible from neighboring property—including changes to exterior color, structures, fences, or landscaping—requires prior written approval from the Architectural Committee. The committee can charge a reasonable review fee and must act within 60 days after a complete application.
- Parking & vehicles: Commercial vehicles, recreational vehicles, boats, trailers, and inoperable vehicles may not be parked or stored where visible from neighboring property, except for temporary loading/unloading (24 consecutive hours max, 48 hours per 7 days) and guest parking (12 hours max). Garages must be used for parking vehicles and must contain space for at least one car.
- Minimum home size & height: Each residence must be at least 2,800 square feet. Maximum height is 25 feet for single‑story homes and 30 feet for two‑story homes. Only single‑story homes are permitted on lots 2, 3, 8, 16, 17, 20, and 21.
- Signs & antennas: No signs visible from neighboring property are allowed except legal‑required signs, approved residence identification signs, and Declarant’s model‑home signs. Antennas and satellite dishes require prior Architectural Committee approval.
- Assessments & fees: The association levies annual assessments (determined by the board uniformly per lot), special assessments, and optional maintenance assessments. A working capital fee may also be due. Unpaid amounts become a lien on the lot and can incur late charges (greater of $15 or 10%).
