Special assessments

Architectural approval
All plans and specifications must be submitted to and approved by the Architectural Design Review Committee before construction commences, and no building, fence or other improvement may be erected until the Committee issues a building perm (III.F.3-4)
Signs & flags
One sign identifying the owner or occupant is permitted, not exceeding three feet by three feet, and not illuminated unless affixed to the exterior of the main dwelling. (III.K.1)
Setbacks / home size
All buildings must be placed only within the building envelopes shown on the plat with Committee approval. No structure, improvement or landscaping may be placed within utility easements or setbacks reserved and shown on the plat. (III.G.1; III.R)
Maintenance
The Association is responsible for maintenance, repair and snow removal of Alpine Hills Drive and utilities owned by the Association, and for maintenance/improvement of Common Property and open space. Each Lot owner is responsible for maint (III.E.1; III.U.1; III.G.10; III.Y; III.P)
Use restrictions
Each Lot and any structures placed on it shall be used for residential purposes only, as a single-family dwelling. (III.G)
Voting & meetings
Class A members (owners of individual Lots) have one vote per Lot, with multiple owners of a Lot collectively having one vote. Class B member is the Developer, with two votes per Lot owned that is not subject to a valid purchase contract, u (III.C.1-2)
Amendments
Restrictions may be amended by affirmative vote of a majority of Lots within the Subdivision that are present and voting, provided notice of the proposed amendment is given to all Lot owners at least 72 hours before the meeting. (IV.D)
