- Maintenance
- Owner responsible for lot maintenance; if owner fails after 10-day notice, board may arrange commercial maintenance and costs become a lien against the lot. (Article IV, Section 2(c))
- Insurance
- Board shall obtain property, liability, and other insurance for buildings and improvements subject to Association’s jurisdiction in an amount sufficient to cover full replacement cost. (Article VI, Section 9)

- Each lot shall be used in accordance with zoning regulations; no commercial use except home-based occupations not impacting neighbors. (Article IV, Sections 1 and 4)

- Class A (Declarant while owns >=5 lots) with sole vote; Class B all others. When Declarant owns <5 lots, all lots are Class A, each lot one vote. (Article V, Section 2)
