The Glen Community Association in Maple Falls, WA, is a recreational camping subdivision — not a standard residential neighborhood. This 1976 declaration governs lots used solely for camping with tents or recreational vehicles (RVs), not permanent homes. It binds lot owners and their guests.
- Land use & dwelling types: Lots may be used only for camping purposes. No permanent dwellings allowed. Only tents, tent-trailers, travel-trailers, motor homes, and campers (collectively 'recreational vehicles') are permitted. Each lot may have no more than one RV or tent connected to utilities at a time.
- Maximum RV/trailer size: Tent-trailers and travel-trailers must comply with Washington State or Whatcom County dimensional limits. Maximum length is 28 feet until those regulations change.
- Allowed improvements on lots: You may add: one storage shed (max 8 ft tall, 70 sq ft, stained natural wood, shake roof); one open picnic shelter (max 10 ft tall); one masonry fireplace of natural materials; a camping pad; and a gravel entry road (max 10 ft wide — no asphalt/concrete without written approval). All need prior Architectural Board approval.
- Architectural review: Any improvement, alteration, or landscaping must receive written approval from the three-member Architectural Board (must include a licensed architect or landscape architect). Plans must show design, dimensions, materials, and location. Improvements must be aesthetically pleasing and harmonize with the surroundings.
- Setbacks: Storage sheds, fireplaces, camping pads, tents, RVs, and parked vehicles must be at least 5 feet from any lot line (front, rear, and side).
- Vehicles & parking: No snowmobiles, motorcycles, or other motorized vehicles (except conventional autos, trucks under 1 ton, and approved RVs) may operate on common roadways without a permit. Boats, utility trailers, and trucks over 1 ton must be stored in the designated common storage area — not on lots. All vehicles on lots must be in good working order; wrecked or discarded vehicles are prohibited.
- Pets & animals: No livestock or poultry. Dogs, cats, birds, and conventional pets are allowed. Dogs must be leashed on common areas and lots.
- Prohibited activities & nuisances: No business activities on lots or common areas. No open flames left unattended. No firearms or explosives discharged. No excessive use of intoxicating beverages. No signs except one owner-identification sign approved by the Architectural Board. No clotheslines visible from the roadway. No dumping trash, grease, or pollutants into streams or onto lots.
