- What you own & maintain: You own your lot and the house on it. You are responsible for maintaining the exterior of your home, front-yard landscaping (the area from your front foundation to the street, including up to 20 feet), and all landscaping inside your rear-yard and side-yard fenced areas. The association maintains the common areas (if any) and the entrance islands along public streets.
- Architectural review: An Architectural Committee (AC) must approve any exterior construction, alteration, painting, or landscaping that is visible from the street or common areas. Standards cover building materials (no vinyl siding as a finish; stucco must be combined with brick or stone), roofing (tile only), minimum square footage (single story homes: 1,200 sq. ft. lower level; two story: 1,200 sq. ft. lower and 600 sq. ft. upper), height limits (single story 25 ft., two story 35 ft.), and setbacks (25 ft. front, 10 ft. side, 8 ft. rear).
- Pets: You may keep up to two household pets (dogs or cats) per lot, plus other pets approved by the board. All pets must be registered with the association (failure results in a $250 fine). Dogs must be leashed when outside the home or fenced rear yard, and owners must clean up after them. No breeding or commercial use of pets is allowed.
- Leasing & rentals: Leases must be for at least six months. You must submit a written lease agreement and a Temporary Occupancy Notification Form to the board before the renter moves in. The lease must state that the renter must follow all HOA rules. Tenants who violate rules can result in fines to the owner ($50 per violation after a 10-day notice). Timeshare or short-term fractional ownership is prohibited.
- Parking & vehicles: Recreational vehicles (boats, campers, trailers, etc.) may not be parked in the driveway or on the street for more than 48 hours in a 7-day period, and cannot be used for camping or overnight stays on the property. They must be stored behind the front wall of the house (in the side yard or rear yard) if possible. No carports or uncovered parking structures are allowed.
- Assessments & fees: The annual assessment starts at $900 per lot (as of 2003) and may be increased up to 10% per year without a membership vote. A working capital fund contribution is paid once at closing. Late payments accrue 18% annual interest and a late fee of up to 25% of the delinquent installment. The HOA can also levy special assessments for emergencies with a two-thirds membership vote (if Class B membership has ended).
- Use restrictions & nuisances: Homes can only be used as private residences. No drilling, mining, or commercial activities are allowed. No signs, temporary structures, or antennas (except approved satellite dishes) are permitted without approval. Any activity that constitutes a nuisance or annoys neighbors is prohibited.
