- Basketball standards (specific guidance): Under Section 3.16 of the Architectural Guidelines, wall-mounted or freestanding basketball goals may be allowed subject to ARC approval. Support posts must be painted to blend unobtrusively with the visual backdrop, and the backboard must be clear. Adjustable standards that can be lowered to 6 feet when not in use may be acceptable.
- Timeshares and vacation clubs: A proposed amendment to Section 3.17 of the CC&Rs would prohibit using or owning a lot for a timeshare, vacation club, or similar program that gives multiple persons the right to primary use of the home at various times. Approval requires a 67% affirmative vote of lot owners.
- Noise and nuisances: Section 3.5 of the CC&Rs prohibits odors, loud noises, or loud music from any lot that would render nearby property unsanitary, unsightly, offensive, or detrimental. However, the HOA cannot ban activities that comply with local noise ordinances, and the association must tolerate the ordinary noise that comes with permitted amenities like basketball goals.
- Annual dues & finances: Annual dues per lot were $5,630 in 2019 and 2020 (no increase). The association also collects a reinvestment fee (1% transfer fee on all real estate sales) and design review fees. The capital fund balance was approximately $3.5M at end of 2019, and a full reserve study is conducted periodically.
- Community amenities & committees: The community has a golf club, trails, gatehouses, parks, and various active committees (ARC, Finance, Social, Welcome, Trails & Recreation, Communications, Emergency Preparedness).
