What Villages at Saratoga Springs Homes Owners Association's governing documents say
This is a supplemental design guidelines document for the Villages at Saratoga Springs Homeowners Association, a single-family home community in Lehi, Utah. It's for current homeowners and prospective buyers who want to know the specific architectural, landscaping, and parking rules they must follow.
- Parking and vehicle storage: Boats, trailers, and RVs may be parked on the side of the home but must be screened from street view behind a gated fence. Non-screened side parking pads are allowed only for a working automobile on a concrete pad. Gravel parking pads on the side are permitted if screened. Gravel, grass, or dirt approaches in front of homes are not allowed.
- Landscaping and rock: Gravel is prohibited in the park strip or anywhere in front of a home, but can be used in the side yard to park boats/trailers/campers if screened. Landscape rock is allowed in front yards only if approved by the ARC and must be from the approved types. Front yards must be landscaped within one year of occupancy; back yards within two years. Park strips must be landscaped with approved materials (turf, trees, drought-tolerant plants, mulch, vegetation under 2 ft, landscape rock, cobble, or removable pavers). When rock or pavers are used, at least 30% of the area must contain plantings.
- Minimum landscaping requirements: Based on lot size: lots up to 0.137 acres need 2 trees and 4 shrubs; 0.138–0.23 acres need 3 trees and 5 shrubs; over 0.23 acres need 5 trees and 7 shrubs. At least 60% of required trees and shrubs must be planted in the front yard. Trees must be at least 1½" caliper (deciduous) or 6' tall (evergreen). Shrubs must be at least 2-gallon size. A cash bond of $1,500 may be posted if planting during winter (October–March), refunded if landscaping is completed by May 31 and no assessments are owed.
- Prohibited trees and plants: The following trees are prohibited: Tree of Heaven (Paradise), Silver Poplar, Carolina Poplar, Black Locust, Chinese Elm, American Plane Tree, Bolleana Poplar, Freemont Poplar, Siberian Elm, Russian Olive, Lace Leaf Poplar, Narrow-leaf Poplar, Lombardy Poplar, American Elm.
- Building and dwelling requirements: All lots must be used for single-family residential purposes. No home may exceed two stories or 35 feet in height. Each dwelling must have an enclosed two-car garage (no carports or parking pads). Modular homes, mobile homes, and 'move-on' homes are not permitted. Minimum dwelling sizes vary by lot size: lots up to 6,500 sq ft require a minimum 1,000 sq ft home; 6,500–20,000 sq ft require 1,250 sq ft; 10,000+ sq ft require 1,800 sq ft. No vinyl, steel, or aluminum siding allowed on the front of any home.
- Architectural Review Committee (ARC) approval: All proposed residences, landscaping plans, accessory structures, fences, and exterior materials/colors must receive prior written approval from the ARC. The ARC can prohibit the use of any exterior material. All homes must include some brick, stone, stucco, or other distinctive feature on the front exposure. Roofs shall be wood shake, tile, or architectural shingles in approved colors (grays, browns, blacks). No white vinyl fencing allowed.
- Fencing: Fences require ARC approval. No white vinyl fencing allowed. Backyard fences along parks/open space must be open and not exceed 4 ft in height unless approved. Side-yard fences cannot exceed 6 ft. Front-yard fences are not allowed unless permitted by supplemental guidelines and ARC. All fences must be maintained in good condition.
- Construction timeline and temporary structures: Construction must commence within 12 months of lot purchase. Temporary structures, tents, and trailers are not permitted for storage or residence before construction begins. No building materials may be placed on the lot until construction starts.
