Red Ledges is a master-planned residential community in Heber City, Utah, governed by a master homeowners' association (the 'Association') with optional sub-associations called 'Neighborhood Associations' for specific areas. This Declaration applies to all lot owners (and occupants) in the community, whether you own a single-family home, townhome, villa, or condominium unit. The community also includes the Red Ledges Club, a private club with its own facilities that are not part of the Association's common areas.
- What you own & maintain: You own your lot and the structure(s) on it. Unless a Supplemental or Neighborhood Declaration says otherwise, you are responsible for routine maintenance of your lot's lawn, vegetation, paint, roofing, and all exterior finishes. The Association maintains the Common Areas (shared amenities, open space, etc.) and may also maintain certain items on your lot if you fail to do so, charging you the cost plus a 15% administrative surcharge.
