What Spring Creek Pines Homeowners Association, Inc.'s governing documents say
Spring Creek Pines is a single-family home HOA in Shenandoah (Montgomery County), Texas — you own your lot and home. These are the association's specific policies and guidelines for items like flags, solar panels, rain barrels, and signs, plus excerpts from the original declaration and bylaws that set basic rules for the whole community.
- Flags & flagpoles: You may display one U.S. flag, one Texas flag, and one military branch flag concurrently. Freestanding flagpoles can't exceed 20 feet; all flagpoles require advance written approval from the Architectural Control Committee. Flags must be in good condition and no larger than 3×5 feet.
- Solar panels & solar energy devices: Solar panels require advance written ACC approval. On the roof, they can't extend above or beyond the roofline, must follow the roof slope, and their frame/visible parts must be silver, bronze, or black. A roof installation in an undesignated area is allowed only if it boosts estimated annual energy production by more than 10% per NREL modeling. In a yard or patio, the device can't be taller than the fence line.
- Storm, solar, & energy-efficient roof shingles: These shingles need ACC approval before installation. They must resemble the shingles used or authorized in the subdivision, be more durable, and match the aesthetics of neighboring properties.
- Rain barrels & rainwater harvesting systems: ACC approval is required. The barrel/system can't be placed between the front of the home and the street, must match the home's color scheme, and can't have unusual markings. The association can regulate size, type, and location if it doesn't block economical installation and there's enough room on the property.
- Religious door & entryway displays: Religious displays are limited to the entry door or door frame and cannot extend past the outer edge of the frame. Total size of all displayed items cannot exceed 25 square inches. Displays must not threaten public safety or be patently offensive.
- Political signs: You may display one ground-mounted sign per candidate or ballot item from 90 days before an election until 10 days after. Signs can't exceed 4×6 feet, can't be attached to structures or vehicles, and can't have lights, sound, or streamers.
- Pets: No more than two household pets (dogs, cats, or similar) kept per lot. Livestock, poultry, and breeding for business are prohibited.
- Vehicle & construction rules: Boats, trailers, motor homes, trucks larger than a one-ton pickup, inoperable cars, and campers must be garaged or screened from street view. No vehicle repair in driveways or streets beyond 24 hours. Outside construction work allowed only 7:00 AM – 7:00 PM.
