Oakwell Farms is a single-family, planned-unit development (HOA) in San Antonio, TX, with controlled access gates. These rules and regulations bind all residents—homeowners, tenants, and guests—and cover everything from architectural changes to pet limits to amenity use.
- Architectural review: All exterior changes—including paint, roofing, landscaping, fences, and energy devices—require ACC approval. Submit a form before starting work; you’ll get a decision within 21 days. Work cannot begin until you receive written approval.
- Leasing & rentals: Homeowners who lease must provide the management company a copy of the lease/rent agreement. Lessees and renters must follow all HOA rules; the homeowner is notified of any violations by the tenant.
- Pets: A maximum of three adult pets (12 months or older) per residence. Pets must be leashed when off the owner’s lot—on streets, trails, common areas, or neighbor’s property. Owners must clean up waste. Farm animals are not allowed. No pets on tennis courts, in the fenced pool area, or in the clubhouse.
- Parking & vehicles: Street parking is limited to 24 consecutive hours. Large vehicles like trailers, RVs, and boats cannot be stored on streets or islands; they may be parked in a driveway for up to 3 consecutive days. No parking in fire lanes, within 15 feet of a hydrant, or blocking driveways. Only licensed, insured vehicles are allowed on streets.
- Trash & storage: Use only city-provided cans (gray, blue, green). Set out trash no earlier than late evening before pickup day. Cans must be stored out of sight when not at the curb. Firewood, building materials, and equipment must also be screened from view.
- Amenities – pools, courts, clubhouse, & trails: Residents and their guests may use the swimming pool, tennis/pickleball courts, sports court, playground, recreational fields, pavilion, walking/jogging trails, and clubhouse. Most amenities have specific hours (e.g., pool open March 1–Nov 30; clubhouse until 1 a.m.; fields 7 a.m.–10 p.m.). Guests must be accompanied by a resident. Reservations may be required for some facilities.
- Safety & access: The community has controlled access with manned gates (the North Gate is staffed 24/7). Residents use remote transmitters; non-residents must show ID and be authorized by a resident. Open carry of handguns is banned in common areas. Video surveillance is active at gates and the pool area.
- Enforcement & violations: After a hearing, the association can suspend amenity use for up to 30 days per violation. For delinquent assessments over 60 days, gate entry privileges may be suspended. Repeated violations (three or more letters for the same issue) can also lead to gate access deactivation.
