This is a partial, amended excerpt of a development area declaration and design guidelines for the Cibolo Canyons Resort master-planned community (Unit 7 and Unit 5 sub-areas) in San Antonio, Texas. It is not a full set of community rules; it supplements the Master Covenant, Prior Declaration, and other documents that together govern this single-family home subdivision. These rules bind homeowners and, applicable requirements also run with the land to future buyers.
- What rules apply — multiple layers: This Development Area Declaration adds rules on top of the Master Covenant, a Prior Declaration, and Design Guidelines. Where they conflict, the Master Covenant (and certain provisions of the Prior Declaration) controls. Owners must consult all layers to know the full set of restrictions.
- Leasing & rentals: Leases must be for a term of at least 12 months, in writing. Owners must provide the lessee a copy of the Association Restrictions and notify the Association within 10 days after the lease starts.
- Pets: Only domestic household pets are allowed — no farm animals, poultry, or exotics. No more than three cats and dogs total per lot. Pets must be leashed off the owner's property, and waste must be cleaned up.
- Building & lot standards: Each residence must be between 3,000 and 4,900 square feet (excluding porches, garage, etc.). Minimum front setback is 25 feet, side 5 feet, rear 15 feet. Impervious cover per lot is capped at 4,600 square feet (some Unit 7D lots have higher limits up to 6,800 sq ft with variance possible). Homes on lots adjacent to Cibolo Canyon Blvd. must be single-story unless located 50+ feet from the rear lot line.
- Parking & vehicles: No on-street parking for residents (emergencies excepted); guests may park on street for no more than 24 consecutive hours. Recreational vehicles, boats, and trailers must be stored in enclosed structures or screened. Inoperable vehicles and those without current tags may not remain visible on the lot.
- Outdoor items & landscaping: Permanent basketball goals require written approval; portable goals must be stored out of sight when not in use. No above-ground or temporary swimming pools. Landscaping must be completed within three months of plan approval, with at least two 3-inch caliper hardwood trees (three on corner lots). Front-yard fencing is not permitted; other fencing must be masonry or tubular steel (wood fencing allowed on rear only for specific Unit 7D lots).
- Signs & antennas: Signs generally need advance approval (exceptions for sales/marketing by Declarant, legal, or government signs). Satellite dishes under 1 meter are allowed, but must be installed in the least-visible location (preferably on the back or side of the house) and comply with reviewer rules.
