Pets

A total not to exceed four (4) household pets including dogs, cats and other household pets, may be kept provided that they are not kept, bred or maintained for any commercial purpose. Exceptions: a total of two (2) chickens or other fowl a (Section 3.24)

Parking & vehicles

Improved driveways are required and shall be approved by the Committee. No unimproved area or front yard area may be used as a drive or for parking. (Section 3.15)

Fences not required; any fencing must have prior written approval from Committee. Plans for fences from front of residence to and fronting the street must be decorative with a maximum height of 4 feet. Erection of fencing shall not begin un (Section 3.27)

Architectural approval

Failure of the Committee to approve or disapprove any application within sixty (60) days after receipt shall be deemed for all purposes as the approval thereof. (Section 2.03)

Signs & flags

Except for one sign of not more than five (5) square feet advertising the property for sale, rent or lease, no sign of any kind shall be displayed to the public view on any Lot (except for residential name and yard sale signs). Declarant ma (Section 3.18)

Amendments

Before Declarant ceases to be a Lot Owner, Committee may amend by filing and recording. After Declarant ceases, amendment requires a recorded instrument signed by Owners of not less than sixty-six per cent (66%) of Owners (one signature for (Section 4.04)
