This is a set of amendments to the rules and regulations of 200 Patterson Avenue Condominium Association, a condominium community in San Antonio, TX. - Pet waste cleanup: Each resident or authorized person taking a pet on the grounds must pick up and dispose of any waste caused by the pet (added to Rule 13 in 1987).
- Service entrances & elevator usage: Security personnel, valets, maintenance employees, and all outside service providers must use the service entrance and elevator. Household employees of residents must also use the service entrance and elevator unless accompanied by their employer.
- Bulky item transport: Luggage, groceries, and other bulky items unloaded from residents' cars in the garage must be transported by valets or household employees using the service elevator, except when the items arrive with a resident by taxi or other vehicle not parked in the garage, or when the resident carries the items in person.
- Employee parking: Exterior parking for building employees, residents' household employees, and contractors is restricted to the lot at the west end of the building. However, household employees may be permitted to park in non-assigned garage spaces at the manager's discretion until congestion occurs.
- Emergency exceptions: The manager (or the officer on duty in their absence) may make exceptions to the service entrance and parking rules in emergencies or when good judgment dictates a temporary exception.
- Smoking prohibition in common indoor areas: Effective January 15, 1995, smoking is prohibited in all indoor general common elements, including entryways, lobbies, hallways, stairways, elevators, managerial offices, recreation/exercise rooms, conference room, restrooms, and guest suites—unless the Board designates one or both guest suites as smoking areas. Outdoor areas (grounds, pool area, porches, walkways, parking lots, etc.) are not affected.
