No recreational vehicles, tents, or temporary buildings may be used as residences. Swine are prohibited; other animals must be kept for non-commercial purposes and securely fenced (number reasonableness determined by the board). No noxious or nuisance uses allowed.
- Architectural review: All new construction, boundary fences/walls, or other structures require written approval of the Architectural Committee before starting. Plans and specifications (including materials, color, location) must be submitted; if no decision within 30 days, they are deemed approved. The committee can disapprove for aesthetic reasons.
- Roads & water system: The association maintains private roads and the water system after conveyance from the developer. Owners have a non-exclusive easement to use roads and connect to the water system, subject to fees set by the association. Assessments fund maintenance, insurance, taxes, and utilities for these common facilities.
- Duration & amendments: Restrictions last 25 years from the filing date (1974) and auto-renew every 10 years. During the first 25 years, amendments require 90% of owners' approval; after that, 75% can modify or vacate.
