This is a set of restrictive covenants for Shiloh Subdivision, a standard single-family-home subdivision in Plano, Texas (recorded in Brazos County). The rules apply to every lot owner and govern what you can build, how you can use your property, and what you must keep on the lot.
- Land use & building type: Lots may be used only for residential purposes or for penned/fenced livestock. Each lot may have one detached single-family dwelling, plus a barn or other outbuilding placed at least 75 feet from any property line.
- Architectural review: No building may be constructed or altered on a lot until plans and a location survey are approved in writing by a three‑member Architectural Control Committee. The Committee reviews workmanship, materials, design harmony with existing structures, and location relative to topography and grade. If the Committee fails to approve or disapprove within 30 days after plans are submitted, approval is deemed given.
- Dwelling size: The heated area of the main residential structure must be at least 1,200 square feet. Open porches, steps, garages, barns, and other outbuildings are not counted toward this minimum.
- Lot size & building setbacks: No dwelling may be placed on a lot less than 75 feet wide. Buildings must sit at least 50 feet from the front property line, 50 feet from any side property line, and 75 feet from the rear property line. Steps and open porches may extend into the setbacks, but eaves and overhangs without ground support do not count.
- Temporary structures & signs: No temporary structure (trailer, tent, basement, shack, garage, barn, or other outbuilding) may be used as a residence, even temporarily. Signs visible from the public way are limited to one sign of no more than five square feet advertising the property for sale or rent, and one sign by the builder or contractor during construction.
- Prohibited activities: No noxious or offensive activity, no oil/gas/mining operations, and no dumping of trash or garbage except in sanitary containers kept clean. Livestock is allowed if properly penned and fenced. No derricks or structures for oil/gas drilling may be erected.
- Term & enforcement: These covenants run with the land and are binding for 10 years from recording, after which they automatically extend for successive 10‑year periods unless a majority of lot owners record an instrument to change them. Violations may be enforced by legal or equitable proceedings to restrain or recover damages.
