This is the primary rulebook for the Thunder Rock Residential Community, a single-family home subdivision in Marble Falls, TX. It establishes a homeowners' association (HOA) and binds all homeowners, residents, and future buyers to a comprehensive set of rules governing property use, appearance, leasing, and maintenance.
- What you own & maintain: You own your Lot and Residence; you're responsible for their upkeep to a 'first class' Community Standard. The HOA maintains the Common Areas (landscaping, walls, detention ponds, open spaces, trails) and carries master property insurance on them.
- Architectural review: Most exterior changes (new construction, additions, fences, pools, sheds, paint, major landscaping) require prior written approval from the Architectural Reviewer. Approval takes up to 30 days; verbal approvals don't count. Interior remodeling that doesn't affect structural soundness does not need approval.
- Leasing & rentals: Leases must be for at least 12 consecutive months; short-term rentals are prohibited. The Board may set a maximum number of leased homes per subdivision. Owners must give the HOA tenant info, ensure tenants follow rules, and the HOA can evict tenants for violations at the Owner's expense.
- Pets & animals: Only common household pets allowed (no dangerous breeds like pit bulls or rottweilers). Pets must be leashed in common areas and are prohibited from creating disturbances. Fines up to $300 per occurrence for pet waste on common areas or another's Lot. Owners liable for all damage their pets cause.

Play items and grills must be stored out of view when not in use; basketball goals cannot be placed in the street or driveway.
- Government & zoning overlay: The community is subject to the City of Marble Falls' Applicable Zoning, a Public Improvement District, and a City Development Agreement. Where the Declaration conflicts with a city ordinance, the stricter rule controls. The City has rights to enforce maintenance and architectural standards if the HOA fails to do so.
