Durango Creek is a single-family residential homeowners association (HOA) in Magnolia, Texas. This declaration governs Section 2 of the subdivision and imposes uniform rules on all homeowners, including restrictions on lot use, building design, and property maintenance.
- Residential use & occupancy: Each lot is restricted to single-family residential use only. Only one family may occupy a home, defined as the owner or tenant plus any number of relatives and no more than one unrelated person. Duplexes, garage apartments, and apartment houses are prohibited.
- Pets & animals: No farm animals, livestock, poultry, or exotic animals are allowed. Up to two domestic household pets (dogs, cats, etc.) may be kept, but not for commercial breeding. No overnight or long-term parking is allowed on streets, easements, or rights-of-way.

- Property maintenance & nuisances: Owners must keep their lot and improvements in good, attractive condition—including mowing grass, removing trash, and repairing damaged trees or buildings. The association may enter the lot to perform maintenance if the owner fails to act and charge the owner for the cost. Outside clothes‑drying is prohibited. No noxious or offensive activities, firearms or fireworks are permitted.
